How to use the housing loan calculator

  1. Home price: the selling price of the house, lot or condo unit.
  2. Down payment (%): the share of the price you pay upfront. The rest is your loan amount. Banks in the Philippines commonly ask for 10–30%, depending on the property and your profile.
  3. Annual interest rate (%): the rate your bank or Pag-IBIG quotes. Many lenders fix the rate only for a set period (for example 1, 3 or 5 years) and reprice it after, so try a higher rate too to see how a repricing would affect you.
  4. Loan term (years): how long you’ll pay. Longer terms lower the monthly amortization but raise the total interest.

The results update as you type. Open Show year-by-year balance to see how much of each year’s payments goes to principal versus interest.

How monthly amortization is computed

The calculator uses the standard amortization formula that banks use for fixed monthly payments:

M = P × r ÷ (1 − (1 + r)−n)

Here, M is the monthly amortization, P is the loan amount, r is the monthly interest rate (the annual rate divided by 12) and n is the number of monthly payments (the years multiplied by 12).

Example: ₱2 million home loan

Say you buy a ₱2,000,000 home with 20% down. You borrow ₱1,600,000 at 6.5% a year. Here’s how the term changes what you pay:

TermMonthly amortizationTotal interest
15 years₱13,938₱908,789
20 years₱11,929₱1,263,001
25 years₱10,803₱1,640,994
30 years₱10,113₱2,040,712

Going from 15 to 30 years lowers your monthly payment by about ₱3,800, but you pay more than twice as much interest. If you can afford a higher monthly payment, a shorter term saves you a lot.

What this calculator doesn’t include

  • Insurance: mortgage redemption insurance (MRI) and fire insurance are usually added to your monthly or yearly bill.
  • Fees and taxes: processing fees, appraisal fees, transfer taxes and registration costs are paid separately.
  • Repricing: if your rate is only fixed for a few years, your payment can change when it reprices.

Treat the result as an estimate, and ask your bank or Pag-IBIG for an official computation before you sign.
